South Kohala / Waimea: Ranch Town Meets Resort Coast

South Kohala is really two distinct markets stapled together by a zip code. Upcountry Waimea (Kamuela) sits at 2,600 feet. It is a working ranch town with good schools, Parker Ranch heritage, and cool misty mornings. Twenty minutes downhill, the Kohala Coast holds the island's premier resorts: Mauna Lani, Mauna Kea Resort, Waikoloa Beach, and the residential communities of Waikoloa Village and Puako. A Waikoloa Village condo and a Mauna Lani beachfront estate are in the same district but different universes.

Climate & Weather

Waimea gets 30-50 inches of rain, mostly on the Hamakua (east) side of town. Mornings are often foggy; afternoons clear. Temperatures run 55-75, cool enough for a jacket year-round. The coast is hot and dry (10-15 inches of rain), with consistent sunshine and lava-field heat radiating off the ground. Beach weather every day down below.

Lifestyle & Community

Waimea has two shopping centers, a KTA grocery, multiple good restaurants (Merriman's started here), and the best public schools in the district. Parker Ranch still runs cattle on 130,000 acres. Downhill, the resort coast is golf courses, spa hotels, white-sand beaches (Hapuna, Mauna Kea Beach), and tourists. Waikoloa Village is the working-class commuter suburb, affordable but 15 minutes from everything.

Land & Lot Sizes

Waimea town lots are 10,000-20,000 sq ft and sell with homes for $500K-$1.2M. Waikoloa Village has the most affordable entry at $300K-$500K for condos and townhouses. Resort lots at Mauna Lani or Kukio start at $1M and can reach $15M for beachfront. Puako beach lots are $2M-$8M. The range within one district is enormous.

Water & Utilities

Full county water in Waimea. Private water systems in the resort areas. HELCO electric throughout. The Kohala Coast resorts have their own infrastructure (reclaimed water for golf courses, private roads). Internet and cell service are excellent coast-side and adequate in Waimea. All resort communities have HOA fees ranging from $200/month to $2,000+/month.
