Hawaiian Acres vs Hawaiian Paradise Park: which Puna subdivision is better value?
Hawaiian Paradise Park (HPP) and Hawaiian Acres are both massive 1960s-era subdivisions in lower Puna. HPP has about 8,800 lots on 1-acre parcels. Hawaiian Acres has roughly 3,500 lots on 3 to 5 acre parcels. They sit adjacent to each other along Highway 130, but they're different markets.
Price comparison
HPP median sale price over the past year: $340,000. Hawaiian Acres median: $295,000. But that comparison is misleading. Hawaiian Acres lots are 3-5x larger, so you're getting more land per dollar. On a per-sqft-of-living-area basis, HPP homes actually cost more because they tend to be newer and better maintained.
Roads and access
HPP has a mandatory road maintenance fee ($375/year) and a road crew that grades the unpaved roads. Most main roads are paved. Hawaiian Acres has no mandatory road fee, and it shows. Many interior roads are rough, rutted, and impassable in a sedan during heavy rain. A 4WD vehicle is not optional in Hawaiian Acres.
Utilities and services
Both subdivisions are on catchment water (no county water) and septic/cesspool. HPP has better cell coverage and internet (Spectrum reaches most of HPP; Hawaiian Acres is spottier). Neither has natural gas. Both have HELCO electricity available on most lots, though some remote parcels in Hawaiian Acres require solar-only setups.

HPP has appreciated faster: 8% annually over the past 3 years vs 5% for Hawaiian Acres. The gap is likely driven by HPP's better road access and its position closer to Keaau (grocery, gas, schools). Hawaiian Acres feels more rural and isolated, which is either a feature or a bug depending on your priorities.
